A high-level house in Paraguay is not improvised at the builders’ merchant. You define how it is lived (double height, gallery, pool, privacy), which materials you will live with for ten years, and how much time there is to choose without stopping the site. In Asunción or San Bernardino, climate and daily use are as demanding as the opening photograph.
Brief before aesthetics
Define how the house is lived: living, bedrooms, service, gallery, pool, home office. Aesthetics hold when the brief is clear. In urban houses in Villa Morra, indoor-outdoor living works because the glass, the gallery and the privacy were thought together, not as a joinery extra.
Materials that age well
Large-format porcelain, aluminium joinery, glass, wood and exposed concrete are not a fashion if they are well specified: they answer to sun, dust and Paraguayan use. Ask for samples on site, not only in a catalogue. A “magazine” material that cannot be sourced or maintained is a budget problem, not a matter of taste.
The detail is the building
The difference shows in ceilings, LED lighting, junctions and quality control. That is where a correct house is distinguished from a house that feels expensive every day. That asks for design time and supervision on site, not a last-minute overlay.
Time to decide
The best houses are planned with room to choose taps, stone, joinery and landscape. Rushing those decisions once the trade is already on the plot usually costs more and looks worse. An honest programme includes those windows of decision, especially if the client follows the work from outside Paraguay.
